Buying Property in Turkey Guide
Before you buy your dream property our local offices will have already carried out initial checks, land title and ownership, debts against title, planning and constructions approvals and check all licenses are in place.
1) When you have chosen your dream home we will guide you all the way through the buying process. Negotiations will take place between you and our staff and the builder, to agree the final price and payment profile, and any other items such as extras you require, or alterations to the property will be discussed.
2) When all this has been agreed verbally, it will be put into a contract, this is a very basic document between you and the builder setting out everything you have discussed and agreed, the contract will be in English, as you are dealing with an English company. It will also detail all the buying costs of the property including taxes. This contract will then be signed by all parties, this document is a legally binding document.
3) The contract is comprehensive and when you read it, all your questions should be answered quite simply.
4) Once this has been done, you will get an original copy of the contract, plus copies of all the builders documents for your records.
5) Our office will then gather information from yourselves, take copies of your passports, arrange for passport pictures to be taken, and take you to the tax Office to arrange a tax number (Identity No) this is needed as you are not a Turkish National, this number is required for you to collect your deeds, open bank accounts and also arrange insurance.
6) Once all the above has been completed our office will arrange for all the above plus other documents on the land and the property, to the sent to the Aegean Army for approval, this is currently taking 6 months, they in turn will again check the property, land builder and yourselves.
7) Our offices will advise you once you have been given approval and at this stage we will discuss the options for collecting your deeds, everyone is individual, so no power of attorney is required until we get to this stage, and only if you decide not to collect them for yourselves.
